James P. Ryan, President & CEO
James Ryan is CEO of Brightside investment group which is a boutique investment management group. He has over 30 years experience in real estate and was the founding partner, fund manager, and CEO of Value Enhancement Fund (VEF) Series for more than fourteen (14) years, from its inception in 1992 through 2006. Mr. Ryan led and managed this fund from its inaugural inception with Equitable finds, through its sale to Lend Lease Real Estate Investments, and to its current sponsor Apollo Management. He was responsible for the success of the fund which produced a 21.8% IRR on realized investments (before taxes, fees and incentive compensation) during his tenure, control, and direction with over $1.6 billion of capital raised resulting in more than $3.8 billion in asset value. Mr. Ryan was the 2001 President of the National Council of Real Estate Investment Fiduciaries, and served on the Council's Board of Directors from 1996-2002, in addition to serving as Chairman of the Valuation Committee. He is also a former Adjunct Professor at American University. Mr. Ryan is a Member of the Appraisal Institute (MAI) and a Counselor of Real Estate (CRE). Additionally, Mr. Ryan has been actively involved in raising Capital. Successfully secured $2 billion of equity from approximately 50 institutional clients, with over 70% investing in multiple value-enhancement funds.

Mr. Ryan has a Masters in Business Administration from Emory University and was a founding member of the Board of Directors of the "Believe in Me" Foundation, a 501(c)(3) organization created to provide a safe, nurturing, educational environment for children on the autism spectrum.
